The building or project condition
A new building on an established school campus, built alongside the ovals and the existing blocks.
What FRS delivered
- Passive fire protection to the building, delivered in two staged releases
- Service penetration fire stopping through rated construction
- Close-out records issued against the programme
What made it difficult
- An operating campus, with site rules and separation from students
- A fixed handover date tied to the school calendar
- Programme shared with the other trades finishing the building
- Working With Children requirements and separation from students wherever the campus was in use
- Deliveries and plant movements timed around drop-off, pick-up and break times
- Noise restrictions while classes ran in the buildings alongside
- A handover tied to the school calendar, which does not move for a subcontractor
What was recorded at close-out
- Location record with photographs
- Certificate of Compliance
A new building dropped into a campus that is still running. On a school site the calendar is the constraint that will not move. The building has to be usable when the term starts, which decides the sequence, the number of crews and what can be carried to a later stage.
