The building or project condition
Two adjoining residential buildings running as one programme, claimed and closed out separately.
What FRS delivered
- Fire door works across both buildings
- Each building scoped, claimed and recorded on its own so the two did not become one untraceable package
- Progressive completion records issued with each claim
What made it difficult
- Two buildings with different conditions running to one programme
- Work staged over several months around the builder's sequence
- A tight inner-city site with no laydown, so materials arrived close to when they were needed
- Doorsets carried up through a building still under construction, with other trades in the same stairs
- Openings measured as built rather than as drawn, because in residential construction the two rarely agree exactly
What was recorded at close-out
- Fire door schedule and asset information, by building
- Certificate of Compliance
Two adjoining residential buildings, and they are not one job with twice the doors. They were scoped, claimed and recorded separately from the start, so each building ends up with a register that describes it rather than a shared list nobody can unpick later.
